Your Fixed-Term Has Converted.
What Happens Next?
Since 1st May 2026, all fixed-term tenancies in England have automatically become periodic (rolling monthly) agreements under the Renters' Rights Act. Section 21 is abolished, and new rules apply to possession, rent increases, and property standards.
- You cannot issue new fixed-term ASTs
- Possession now requires specific Section 8 grounds
- Rent can only increase once per year with 2 months' notice
- Existing tenancies have already converted automatically
- Non-compliance carries civil penalties up to £30,000
